Phoenix mobile homeowners protest GCU expansion

"It feels so emotional," she said as passing cars honked in support. GCU acquired the property 6 ½ years ago, announcing at that time that it would be used for future campus expansion. The University did not raise the rent during that entire time and waited as long as it could to expand the campus into that location. Now, with the need to expand, the University has raised funds to provide multiple layers of assistance to tenants at Periwinkle.

Most of these protesters on Tuesday afternoon are residents of the Periwinkle Mobile Home Park, a small trailer setting right on the edge of Grand Canyon's west Phoenix campus. In October, everyone in this community will be forced to leave their homes. As of now, the only compensation most will receive is $1,875, from a state fund for trailer relocations. Chastain is among the many residents voicing their concerns after GCU announced they'll be turning the mobile home park into student housing. According to an ABC15 article, a developer at another nearby mobile home park in Phoenix recently gave 180 days’ notice to vacate to its tenants, with no direct assistance apparently offered. There are even used world band phones which can be used in the US and Europe, unlocked and cheap.

GCU also offered free academic tutoring to children in the Periwinkle park for a year, which some residents found in poor taste. Ruiz noted that GCU had been a neighbor for years without offering educational resources to the community. Children who live in the mobile home park protested alongside their parents.

As apartment rents skyrocket in metro Phoenix, mobile homes are often a rare, stable refuge for low-income people. The residents who spoke with New Times had lived in the Periwinkle park for more than five years. Slowly, though, the rush of development in Phoenix has threatened these refuges. Out-of-state investors, in some cases, have bought mobile home parks around the statewith plans to redevelop the land or convert the parks into vacation spots for tourists in RVs. "Injustices like this are not just happening here. They're happening everywhere, especially to poor families," longtime Phoenix organizer Salvador Reza told the crowd on Tuesday.

All they received was the April letter informing them of the date they needed to go. For years, GCU has been an unobtrusive landlord for residents of the mobile home park. In April, though, the university delivered a letter to each of Periwinkle's 50 or so trailers. The park was being redeveloped into apartment-style student housing.

When Ruiz and others were informed that they had six months to leave, many didn't even know GCU owned the property, residents said. Originally from Burlington, Vermont, she now covers issues ranging from policing to far-right politics here in Phoenix. She has worked as a breaking news correspondent in Rabat, Morocco, for Morocco World News, a government technology reporter for Scoop News Group in Washington, D.C., and a local reporter in Vermont for VTDigger. Her freelance work has been published in Business Insider, the Intercept, and the American Prospect, among other places.

"I don't know where to go because trailer parks will not take us because of this virus or they are all full," said another tenant. The University wants to ensure the needs of Periwinkle residents are being met in this latest expansion. In addition to the above financial assistance, GCU has partnered with Trellis, a nonprofit organization that has been assisting with housing issues for over 45 years, to provide support to the tenants. Trellis will assign a personal housing counselor for each family to help navigate this process and make the transition as seamless as possible.

The University also says they’ll be partnering with Habitat For Humanity to help people repair homes and are offering up to $5,000 to help furnish homes. PHOENIX (3TV/CBS 5) -- Dozens of mobile homeowners took to the streets Tuesday evening to protest neighboring Grand Canyon University’s plans to expand its campus. Many protesters say they are upset with the University’s expansion plans that call for the redevelopment of the university-owed land currently occupied by the mobile home park. Residents of the park fear they’ll be left homeless because of the lack of affordable housing around the Valley.

Resident of Periwinkle Mobile Home Park in Phoenix speaks against eviction by GCU

GCU also plans to meet with residents next Wednesday to go over their options. The tenant and her husband have been married 54 years, many of those decades living in the park. "How do you buy a piece of property and tell 30 families they have to go," asked tenant Bobby Chastain.

Some of their trailers are old and too structurally unsound to be transported. Even if the trailers could be moved, many parks won't accept trailers over a certain age. But these parks are also profitable investments — and investors are buying them at a fast clip, to redevelop them into high-rises or turn them into short-term, luxury stops for snowbirds in their RVs. In December, New Times revealed that an out-of-state investor attempting to evict residents from one Mesa trailer park had bought more than a dozen other parks across the state in the last two years.

In letters to residents, copies of which New Times reviewed, attorneys for the university acknowledged that evictions "can be a hardship or inconvenience" but pushed forward. But multiple residents who spoke with New Times said they had heard nothing from the university.

The content of the message will vary depending on the situation, but will typically include the incident time, location, type, and recommended actions for safety. In Phoenix, trailer parks have increasingly become a battleground. Many of these parks house immigrant and low-income families who have built their lives there. Because most of these families own their trailers, the parks provide more stability than rental housing. Some residents may face abandoning their homes, an asset that sometimes has been passed down through generations. If they leave their trailer at the park, they are limited to $1,875 in state compensation. Sylvia Herrera, a longtime community organizer in Phoenix with the Barrio Defense Committee, is helping organize the residents and negotiate with GCU. This determines the value of the home so the bank doesn't give you a loan for more than it's worth. If repairs need to be made, you can verify the work by ordering a re-inspection. This usually isn't necessary if the repairs were done by a licensed contractor and the correct permits for the work were pulled. Whether you’re recovering after a hospital visit or in need of on-going medical support, Caribou Rehab and Nursing Center will help you achieve your personal goals. My Mother has been at this facility for over a year and the care given seems to get worse as time goes on. Time she spent in rehab was terrific with a caring, professional staff. Long term care, however, leaves something to be desired. Since complaints have been made the staff seems to care less by being rude, lacking respect, and dignity. Granted, some nurses are great, but most seem to care less.

Upon entering the facility it gave a nice warm inviting feeling. The facility looked very clean and well maintained. The workers them self appeared to be overworked and possibly not enough staff. I did experience a male nurses aid speaking rudely to a resident so I was not impressed with that at all! So my overall experience was that the owners are more into what their place looks like rather than their residents and workers needs are.
